Average apartment prices in main cities of the region at the end of 2024.

This is always an interesting issue—how Warsaw looks in terms of residential real estate prices compared to other cities of the region. The research conducted by Polish Inftitute of Economy and published in January 2025 sheds light on this subject. Despite of fact that the analysis concern average prices and not necessarily the upper market of premium apartments and houses in Warsaw, which our clients usually focus on, it is an interesting input into the discussion about current levels of prices.
Conclusion: Warsaw is still behind Prague.
Extra surprise: Gdansk has noted the highest increase.
